2 weeks before closing:
- Arrange for your homeowner's insurance. One year's premium is required to be paid upfront (most insurance companies will let you pay at the closing).
- Contact local companies to arrange for phone, water, sewer, garbage, gas, electrical and internet service (cable or satellite service can be ordered at this time as well). Don't forget to change your mailing address!
- Your lender's underwriter will review your appraisal, title work, insurance, and updated financial information before your loan is "final" approved.
- The day before, or the day of closing, your realtor will schedule a time for you to go through the house and make sure your new home is in good condition. This includes making sure any repairs due were completed satisfactorily.
- Ownership of the property is transferred to you.
- A closing agent coordinates and distributes all the paperwork and funds.
- The process takes about an hour.
- You will receive the keys to your new home and any garage door openers. In most cases, you will also have a chance to ask the seller any additional questions about your new home.
